But the broader San Francisco market has also strengthened significantly since early 2025, which makes the current moment especially interesting for homeowners in these neighborhoods. Single-family homes have led that momentum. In January 2025, citywide single-family pricing was hovering around the mid-$1.6 million range, and by March 2026 the median single-family sale price had climbed to about $2.15 million. Condominiums have also recovered, moving from around $1.1 million in early 2025 to roughly the mid-$1.3 million range by March 2026. Smaller multi-family properties, especially 2-to-4 unit buildings, have shown renewed strength as well, with current reporting showing a 21 percent year-over-year rise in median pricing in the first quarter of 2026 to about $2.05 million. Even the larger apartment market is seeing more activity, though performance there remains more mixed and more dependent on income, rents, and asset quality.

For homeowners in Presidio Heights, Presidio Terrace, and nearby blocks, that is more than just market trivia. It means these neighborhoods are not only intrinsically desirable on their own merits, but are also positioned within a city where buyer demand has increased significantly. Of course, broad citywide numbers never tell the whole story of a specific luxury neighborhood. When timeless neighborhoods meet significantly increased demand, the outcome can be especially meaningful for owners who are considering their next move. San Francisco homes have recently been selling above asking more often again, and the high end of the market has been particularly active, which only adds to the interest surrounding neighborhoods with lasting prestige and limited supply.
